DOGWOOD MASS TIMBER TOWER
Residential Tower 12 Storey and 6 Storey lowres
The proposed residential development at Dogwood Street and Lea Avenue in Coquitlam introduces a balanced mix of market and below-market rental housing across two carefully designed buildings. Situated on a 3,456 sq.m. site zoned RM4 with a maximum FAR of 4.0, the project harmonizes density with community-focused living. Building A, a 12-storey market rental tower standing approximately 37 meters tall, anchors the west side along Lea Avenue. On the east side, fronting Dogwood Street, Building B rises to 19.86 meters as a 6-storey mixed-use structure featuring both market and below-market rental units. Together, the buildings provide 180 suites, offering a diverse selection of studio, one-bedroom, two-bedroom, and three-bedroom layouts to meet varying housing needs. The development’s total buildable area of 13,626 sq.m. achieves an FAR of 3.94, with a site coverage of 45%. A two-level underground parking facility provides 164 stalls—exceeding the bylaw minimum of 156—along with 238 bike storage spaces to encourage sustainable transportation. Designed to align with Evergreen Line Core guidelines, the project features efficient building forms that enhance natural light and create inviting residential spaces. Through smart planning and sustainable urban design, this development strengthens Coquitlam’s housing diversity while fostering accessibility and community growth.
