The proposed development is situated at the northwest corner of 108th Avenue and 132A Street, bordered by an alley to the east. This six-storey, wood-frame residential building sits atop a two-level underground concrete parking structure, offering a total of 80 units designed to foster a diverse and inclusive community. The unit mix includes 7 studio suites, 53 one-bedroom units, 14 two-bedroom units, and 4 three-bedroom townhouse-style residences, catering to a wide range of residents. The site is strategically located just a few blocks from the Gateway SkyTrain station and is surrounded by essential amenities, including grocery stores, gas stations, places of worship, and mixed-use developments. Parks such as Bolivar Creek Greenbelt, Bolivar Park, Poplar Park, and Kwantlen Park are within walking distance, enhancing the neighborhood’s walkability. The Chuck Bailey Community Centre, banks, and dining options further add to the convenience of this vibrant location. The project spans a gross area of 2,343 m² (2,225.9 m² net) with a proposed density of 2.5 FAR, resulting in a total buildable area of 5,858.5 m². Rising to 19.53 meters (64 feet), the building features an underground parking facility accessible via 132A Street, offering 89 stalls, including EV charging and accessible spaces, along with 107 bike spaces. The site’s natural slope has been integrated into the design to optimize underground parking access.
