The proposed mixed-use development at 13418 & 13428 108 Avenue, Surrey, BC, will be a transformative addition to the Gateway area. This 45-storey tower, strategically located at 108 Avenue and University Drive, is adjacent to the Gateway SkyTrain station, promoting Transit-Oriented Development (TOD) with enhanced connectivity and accessibility.

Covering 1,946 square meters with a floor area ratio (FAR) of 14.98, the project maximizes its 29,159 square meters of buildable space. It includes street-level commercial retail, four storeys of office space, 34 storeys of residential units, and two podium levels of amenities. The 298 residential suites offer a mix of 1-bedroom, 2-bedroom, and 3-bedroom units, including den options, catering to various needs.The architectural design features clean lines, thoughtful massing, and premium materials. A distinctive frame at the southwest corner and brown flute panels on the podium enhance visual appeal.
