The proposed mixed-use development integrates two low-rise buildings and a below-grade parking structure, creating a vibrant community space. Building A, a five-storey structure at 24th Avenue and 168th Street, includes 12 commercial rental units (CRUs) on the ground floor, including a childcare facility for 25 children, with four levels of residential suites above. To the west, Building B, a four-storey residential complex, sits adjacent to a planned future park.
A one-and-a-half-level underground parking facility provides approximately 298 stalls for residential, commercial, and childcare use, complemented by 44 surface stalls for visitors and deliveries. The offset placement of the buildings allows for internal open spaces, fostering pedestrian-friendly areas.
Spanning 6,174.36 sq.m. with a density of 2.0 FAR and a buildable area of 13,284.7 sq.m., the project includes 137 residential units and 1,955 sq.m. of commercial space. Its architectural style blends contemporary design with sustainability, incorporating drought-resistant landscaping, high-performance building envelopes, and energy-efficient systems.
